Introduction  
 
Our self catering flat is on the first, second and third floors above a shop. We have tried to provide as much information as possible in this statement, if you have any queries please contact us. We look forward to welcoming you.  
 
Pre-Arrival  
 
• Bookings / enquiries can be made via email or phone/online booking 
• The nearest bus stop in the town is 150 yards from the entrance.  
• The nearest train station (The Town) is 250 yards away; there are accessible taxis nearby the station. 
• We can provide information in large print on request  
 
Arrival & Car Parking Facilities  
 
• There is parking outside the flat, however it is restricted to 1 hour stay on a first come basis. Further parking is available on St Hilda’s Terrace approx 200 yards from the entrance with a parking permit available on arrival for a small charge), all parking is on a first come basis.  
• The entrance at the front is via a narrow alleyway on Flowergate  
 
Main Entrance & Reception  
 
• The entrance at the front is via a narrow alleyway on Flowergate.31 inches wide at narrowest point with flagstone paving. There are 2 steps into the alleyway 5 inches high, 6 inches deep and 1 small threshold step to the front door 3 ½ inches high. (Door hinged on the right). The door is 29 inches wide, offset from the stairs by 17 inches and approximately 36 inches from the bottom of the stairs. The electric, stopcock and water meters are housed in covered boxes in this lower entryway.  
• The staircase is 1 flight to the first floor with landing in between. The stairs are 8 inches high, 10 inches deep, 30 inches wide. There is a hand rail on the left hand side which is 32 inches from the steps.  
• Stairs turn 90 degrees at the top with a storage area suitable for prams, buggies, cases etc. to the side, which is 32 inches wide by 39 inches deep with a head clearance of 74 inches. • An airbrushed picture of two wolves is on the wall around the storage area.  
• There is a coat rack in the hallway 70 inches high and a key hook at the top of the stairs 65 inches high.  
• The light switch is to the left at the top of the stairs 51 inches high.  
• Upstairs landing light switch is near the left of the kitchen door.  
• Fuse box is above the kitchen door. 
 
 
Public Areas - General (Internal)  
 
• A communal area is located outside the front door, it is also shared access to other flats in the area, the rubbish bin is located in this area outside 1 Oystons Yard.  
• This area may be used for the provided washing line, however, it is in a shared area and is by consent of other neighbors.

Dining Room & Lounge 
 
• Door width 28 inches wide, hinged on the left.  
• Square Table, with extendable top (moveable) legs on each corner, 22 inches floor to lowest point of table (underspace). Table height 30 inches. Length 42 inches x 30 inches. Table extension 18 inches. 
• Chairs (moveable) 6 chairs with padded seat and no arms.  
• Flooring is short pile carpet throughout  
• Furniture is moveable and all is non feather.  
• One double sofa and three seater sofa provided, all have arms, all are reclining (except the middle of the three seater which is fixed). Due to the recliner mechanisms these are heavy but can be moved.  
• Teletext TV provided with integrated DVD and video and Sky TV (basic package) and remote controls.  
• Power sockets are at skirting board level.  
• Light switch is to the right of the door and is 59 inches from the ground.  
• One horizontally sliding window is to the rear with a roller blind, window lock is 60 inches from ground level.  
• Wall mounted Hi-Fi unit (containing CD & radio), 44 inches bottom of Hi-Fi from ground level, power button for Hi-Fi is 49 inches from the ground.  
• Free standing wheeled trolley and free standing dual lamp are also provided.  
• A telephone is provided for incoming calls only.  
• Heating is via gas central heating radiators.  
• A sash window to the front of the property has a lock 57 inches from ground level.  
•Free space approx 110 x 48 inches. 
• An airbrushed wolf is on the wall behind the main door.  
 
Laundry  
 
• There is no separate laundry but there is a standard size washing machine, which is front loading, provided in the kitchen.  
 
Shops  
 
• Local grocery shops approx 100 yards from front entrance. Closest supermarket is approx 500 yards from front entrance. 
 
Bedrooms  
 
Top Bedroom  
•Door width 28 inches (Hinged on the right).  
•Stairs from the door are 34 inches wide and curve 90 degrees at the top, The stairs are 8 inches high, 6 inches deep. They have a hand rail on the right hand side, which is 34-48 inches from the steps.  
•An airbrushed picture of two wolves is on the wall by the stairs.  
•Double bed provided 58 inches wide, 79 inches long.  
•Bed base height 15 inches from floor with an 8 ½ inch mattress.  
•Non Feather duvets and pillows provided.  
•Sheets, duvet covers and pillow cases are cotton  
•Space available to both sides of the bed with reasonable head clearance is 20 inches, this is a dormer room and has further space available with lower head clearance.  
•Bed is movable if more space is required to one side  
•Carpets are short pile wool.  
•Plug sockets are at skirting board level.  
•Light switches are 49 inches from floor level on the left at the top of the stairs, with another switch on the opposite side of the wall behind this, a third light switch is provided near the bed on the exposed ceiling beam approx 70 inches from ground level.  
•Slanted Velux window with handle approx 82 inches from ground level, with blind.  
•Small window with latch approx 67 inches from ground with curtains.  
•Extra storage space is available under the eaves (Open storage).  
•Furniture is free standing and can be moved.  
•Cot is 23 ½ inches wide and 46 inches long with a 21 inch by 44 inch mattress.  
•A mat is provided by the left of the bed.  
 
Second Bedroom  
•Plug sockets are at skirting board level.  
•A sash window to the front of the property has a lock 57 inches from ground level.  
•Light socket is 56 inches from ground level on the left of the door.  
•Door width 23 inches (Hinged on the right).  
•An old feature fireplace is in the corner of the room. 
•Double bed provided 57 inches wide, 79 inches long.  
•Bed base height 15 inches from floor with an 7 inch mattress.  
•Furniture is free standing and can be moved.  
•Carpet is short pile 
•A wolfs head picture is airbrushed above the fireplace. 
 
3rd Bedroom  
•Plug sockets are at skirting board level.  
•A sash window to the front of the property has a lock 57 inches from ground level.  
•Light socket is 56 inches from ground level on the right of the door.  
•Door width 26 inches (Hinged on the left), with small plastic panel 8 inches by 11 inches at top of door.  
•Small cupboard in corner, 11 inches deep and 44 inches wide. Door is 19 inches wide hinged on left.  
•Double futon with thick foam top matress, with linen available on request  
•Carpet is short pile 
Bathroom, Shower-room & WC  
 
•Door width 23 inches wide, hinged on left  
•Shower cubicle with power shower  
•Shower cubicle has a 10 inch step into cubicle with a folding door giving 21 inch entrance. Cubicle is 28 inches by 46 inches.  
•Shower power button is 63 inches from the ground  
•Vanity unit 36 inches high with storage cupboards underneath. Sink in top surface with mixer taps and a large mirror behind. Light and shaver socket to right. Shaver mains switch located in second bedroom on the opposite side to the towel rail switch.  
•Heated towel rail. The switch for this is located just inside the second bedroom. 
•Toilet seat height 16 inches  
•Flooring is vinyl with shower mat and toilet mat. 
•A sash window has a lock 57 inches from ground level, with roller blind.  
•Light cord is 50 inches from floor level  
•3 directional spots for lighting, linked to integral extractor fan.  
•Power socket for the shower is located on the landing outside the bathroom 52 inches high.  
•Landing light 54 inches high between bedroom 2 and 3 
•Walkway 26 inches at narrowest point. 
 
Self-Catering Kitchen

•Worktop height 37 inches.  
•Electric cooker door is drop down and is 47 inches to door handle, with integral grill, 50 inches to control from ground level. Lowest shelf 35 inches.  
•Sink is 37 inches high with cupboards underneath (Mixer taps)  
•Electric Hob is 37 inches high and halogen (with extractor above)  
•Flooring is laminate  
•Evenly lit kitchen with directional spotlights  
•Fridge with freezer built in next to cooker and grill. Fridge handle is 48 inches from ground level. Lowest shelf 54 inches. 
•Plug sockets are at worktop level.  
•Crockery, cutlery and utensils are plentiful. 
•Slimline dishwasher and washing machine under worktops.  
•Microwave and toaster free standing on worktop.  
•Light cord is 70 inches from floor level and are at both ends of the kitchen.  
•A sash window has a lock 57 inches from ground level.  
•Small folding table provided, 24 inches wide, by 12 inches long (While stored, opens to 34 ½ inches long), 29 inches tall.  
•Upper kitchen units are 54 inches to handles.  
•Free space approx 50 inches between units.

•A recycling scheme operates in this area, Rubbish day is Friday. Other collections may be able to be arranged if required. Information is provided to help with this. 
•The flat is no smoking and is in a conservation area, however, an ashtray is provided for smoking outside the property.
